Strawberry Road, located on a parallel street from the University of Salford, was an investment catered for one of our investors. This investment was purchased via ‘Modern Method of Auction’. Being a property in Article 4, this was a great investment due to the properties close proximity to the University. Due to Article 4, a planning application was required in order to commence the works to convert this outdated 3 bedroom family home into a modern 5 bed, all en-suite HMO property.

As prices continue to rise on a national level, this property was purchased for a mere £165,000. If you are a local investor then you know that this is a great price considering the location and the potential of the property.

 

The Before.

Redefining space.

This was an excellent example of what adding a dormer to your property can do to the space (and the price) of your investment. The client decided to go all the way on this boutique property by adding a 26 sqm dormer. Of course, an en-suite comes as standard which makes this room a great place for independent students to get work done one the weekends.

 

Existing Floor Plans

This property was previously a standard Salford Council house with 2 bedrooms and 2 living/dining rooms. This ensures that there is ample space to reconfigure the properties purpose into a 5 bedroom HMO for students.

The property suffered from an out of date kitchen with an even worse bathroom which was all removed as part of the strip out and demolition works.

Proposed Floor Plan

As you can see on the plans, we decided to flip the stairs 180 degrees on the ground floor in order to allow more space for the kitchen as this is the only communal space in the house, we wanted to ensure that the space is practical and homely for the future tenants.

When we added the dormer, we implemented a steel beam to support the structure of the roof as well as a steel beam to support the remaining chimney.

By adding the dormer, we were able to deliver 5 large double rooms averaging at around £550 PCM.
