Lets start from the beginning, property acquisition…

Our hands of HMO Investments start with sourcing a suitable property that can be converted into a profitable HMO focusing on 3 key areas. Location, rental demand and GDV (Gross Development Value).

By leveraging our experience and local knowledge, we source properties that have excellent potential to be converted into co-living home.

Once a property is sourced that meets the criteria set out in our onboarding strategy call, you start the acquisition process that typically takes 8-12 weeks.

Hands off means hands off, so if you want to use our excellent power team then we can help push the purchase to ensure no time is lost.

Next is the hard part, but not for you.

Once we have picked up the keys to your new property, we start the design and build process. We do the full D&B in house which removes the risk for any issues with delays or non-compliant HMOs. Each HMO Is designed by one of our owners - Olly Mak, ensuring that the property is built following HMO Regulations.

Each property is designed individually with its own character and interior design ensuring variety on the market.

Factoring in the GDV of the property means we can ensure maximum returns on refinance. This is a vital part of this investment strategy - if the conversion cannot be achieved within the anticipated budget then this will reduce the potential returns

If it doesn’t make money, it doesn’t make sense.

Compliance is key.

Following practical completion of the building works, we focus on HMO Compliance. Part of our hands of service is ensuring that your property meets HMO Regulations. We complete the HMO Licence application on your behalf. In short, you can lay back and relax, we will let you know when the licence has been approved by the council.

We pride ourselves on having an excellent relationship with local councils. We have completed hundreds of HMO Council inspections and have developed excellent relationships by ensuring compliance of all our managed portfolio.

Tenancy is the easy bit.

This is when all of our hard work is put to the test. Tenants look for 2 main things. First, the location, this is why the sourcing aspect at the beginning is key to a successful investment. Ensuring a fine balance between location and purchase price all of our properties are strategically sourced to meet the needs of local tenants

The second is having an exciting place to live, which is covered in the Design and Build part! Tenants have become tired of seeing the same old magnolia walls, or the typical white washed HMO rooms where everything is white, the walls, the ceilings, the furniture…This is where the variety comes into play, tenants can decide between the properties that have have their own home feel. After all, it is their new home.

Where it all comes together, the refinance!

We have completed hundreds of refinances for ourselves and clients over the years. This is one of the key metrics our portfolios are judged by. Once the property is refinanced you can really see the benefits of creating a new HMO vs buying an existing one.

We have built partnerships with brokers allowing us to provide the best access to finance to our clients.

This is where all the previous stages are taken into account when obtaining the new value of your property investment. Ensuring the right property is selected from the get go, as well as the build is done to accommodate the target tenants. The refinance will allow you to pull out the majority of your initial investment meaning you can redeploy your funds again to continue building your portfolio.
